A residence permit is an official document or a card, required in most countries, allowing foreigners to stay in another country for certain periods. In Turkey, foreigners who intend to stay over 90 days must apply for a residence permit to stay longer. Whatever reason you may have for staying in Turkey for more than three months, you need to know how to apply for the residence permit and which documents are needed for the application.

ATTENTION: Foreigners whose visa, visa exemption, or residence permit become expired, yet unable to leave Turkey due to the Covid-19 Pandemic will still be able to access the primary services such as education and health. The Turkish Republic Directorate General of Migration Management suspended the residence permit restriction for tourism purposes as of 08.09.2020 due to the Covid-19 Pandemic.

Who can obtain a residence permit in Turkey? 

1. Those who buy a property in Turkey 

Purchasing a property is one of the easiest ways to obtain a residence permit. All foreigners who own a house or apartment in Turkey are eligible to get or renew their residence permit with their property’s title deed. The duration of the residence permit for property owners is one year.

If you consider buying a house just to obtain a residence permit, there are no lower or upper price limits in terms of the value of your real estate. Moreover, if the value of your house is USD 250,000 or more, then you will be able to directly apply for Turkish Citizenship. Otherwise, you will have to wait for 5 years for citizenship application.

Furthermore, if you have a good offer for a mortgaged property, do not worry and go for it. Because there is no restriction to apply for residence permit even with your mortgaged real estate.

Notes:

  • In case you buy a property with your friend or a business partner, your title deed will be issued as co-ownership. In this case, you can only apply for touristic residences permit which is up to 90 days.
  • Foreigners can buy land in Turkey up to 30 hectares.
  • Citizens from 183 different countries are allowed to posses real estate in Turkey.

2. Those who comes to Turkey for investment purposes

If you are planning to initiate a business, partner with other businesses or acquire real estate, you can apply for short-term residence permit including your spouse and children below 18 years old. The residence permit through investment provides its holder to stay in Turkey up to five years.

Note: When you come to Turkey to establish a network for your potential business, you may want to stay for more than three months. In this case, you may be requested to provide an invitation letter or similar documents.

3. Those who married to a Turkish citizen

Those who married to a Turkish citizen can apply for Family Residence Permit which allows holder to stay in Turkey up to three years.

Residence Permit Types of Turkish Republic

Short Term Residence Permit in Turkey

The short-term residence permit shall be granted to the foreigners who meet the following criteria of the regulations in Articles 31 and 33 of the Law on Foreigners and International Protection No/6458, as well as Articles 28 and 29 of the Regulation for Implementation of the Law on Foreigners and International Protection.

How can I apply?

Turkey is keeping up with the age in terms of technology-wise citizenship services. So you can submit your required documents online at the Provincial Directorate of Immigration Administration.

When you intend to apply for a short-term residence permit, you either must have your real estate ownership document (TAPU in Turkish) or the rental agreement contract.

Required documents for first-time applicants

  1. The residence permit online application form
  2. Four biometric photographs (not older than 6 months)
  3. Copy of property ownership: Title deed / rental agreement contract
  4. Passport or travel document (if your passport does not consist of the Latin alphabet, you must add your translated and notarized passport for your application)
  5. Valid medical insurance (private health insurance or provision document issued by the Turkish Social Security Institution)
  6. Financial proof for the duration of your stay.

Extension of short-term residence permit

If you want to extend your short-term residence permit, you must do it six days before its expiration. Extension application cannot be done after the expiry date. You can always apply for an extension via the e-residence online system. Following, you must sent the required documents to the Provincial Immigration Administration Offices.

Required documents for extension

  1. Residence Permit application form
  2. Submission of the previous residence permit document
  3. Four biometric photographs (not older than 6 months)
  4. Copy of property ownership: Title deed / rental agreement contract
  5. Passport or travel document (if your passport does not consist of the Latin alphabet, you must add your translated and notarized passport for your application)
  6. Valid medical insurance (private health insurance or provision document issued by the Turkish Social Security Institution)
  7. Financial proof for the duration of the your stay

ATTENTION: You should be aware of a few points before you submit a short-term residence permit;

  • Short-term residence permit is valid up to one year. You can always apply for extension under appropriate conditions.
  • The applicant must be over 18 years.
  • Submission of a health insurance is not obligatory for those who are under 18 or over 65 years old.
  • Property documents (title deed/rental agreement contract) must be translated into Turkish and notarized by Turkish Public Notary.

Long Term Residence Permit in Turkey

The long-term residence permit shall be granted to the foreigners who meet the following criteria of the regulations in Articles 42 and 45 of the Law on Foreigners and International Protection No/6458, as well as Articles 40 and 43 of the Regulation for Implementation of the Law on Foreigners and International Protection.

How can I apply?

Only those who stayed in Turkey for at least eight years are accepted to submit fo the long term residence permit. The long-term residence permit is issued indefinitely, therefore no extension applications are needed. 

Required documents

  • Residence permit application form (consult us)
  • Passport / travel document (Your passport must remain valid until 60 days after the intended period of stay)
  • Four biometric photos (not older than 6 months)
  • Bank receipt of the tuition fee (the fee may differ based on nationality)
  • Medical insurance (the insurance must cover the intended period of stay)
  • Criminal record
  • Financial proof for the duration of your stay (the administration may request a supplementary document as a certificate of evidence)
  • Copies of the previous short-term residence permit documents
  • Proof of that you didn’t receive any social aid from governmental institutions or organizations within the last three years
  • Original signed document of address registration
  • Notarized copy of property ownership: Title deed / rental agreement contract

ADDITONAL: Applicants having a long term residence permit grant the same rights as much as Turkish Citizens except the followings;

  • Mandatory military service
  • Give vote and be elected
  • Entering public service
  • Custom exemption for importing vehicles
